Retaining experienced legal counsel early in the commercial leasing process is probably the smartest and most cost-effective strategy that you could make (irrespective of your being landlord / lessor, tenant / lessee, subtenant, owner, developer or investor).  The cost savings cannot be fully quantified, since a skilled lease lawyer will negotiate out expensive lease conditions and clauses, while establishing the basis for a more amicable business relationship where all of the parties clearly understand and respect their obligations under the lease agreement.
